Smart AC and room controls in a Bali guesthouse room

In a guesthouse or small hotel the same three costs repeat in every room: air conditioning left running for empty rooms, keys that go missing or need someone at the desk at 1 a.m., and staff time spent walking the building to check what is on. Room automation removes them room by room. Each room gets its own lock, AC control, lighting and sensors; all rooms report to a hub on site, so the logic keeps running when the internet drops, and the owner or front desk sees every room in one app. Pricing starts at about IDR 6,500,000 per room for a smart lock with AC control, plus one hub per property.

What Room Automation Includes

Entry per booking

Smart locks with a PIN that starts at check-in and expires at checkout, plus app access for staff with their own schedules. No keys to lose, no lock changes, and an entry log per room.

AC that follows occupancy

Presence and door sensors step the AC back when the room is empty and pause it when the balcony door is left open; checkout switches the room off. Built on our smart AC control, working with the split units you already have.

Lighting and curtains per room

A welcome scene on arrival, night lighting to the bathroom, curtains that close against the afternoon sun, and an "all off" at checkout — on smart switches that keep working if a guest uses the wall switch.

Front-desk view and alerts

One screen shows which rooms are occupied, which ACs are running and which doors are open. Leak sensors under water heaters and door alerts reach staff on their phones.

Energy Savings per Room

The arithmetic is simple. A 1 PK split unit uses roughly 0.8 kWh per hour. If it runs six hours a day in an empty room, at PLN's roughly IDR 1,500 per kWh that is about IDR 200,000–250,000 a month wasted per room. Across ten rooms the leak is IDR 2,000,000–2,500,000 a month. Occupancy-based control removes exactly those empty-room hours; villas and rentals on the same logic typically cut cooling consumption by 20–30% without guests noticing any change in comfort. The saving per room is what pays for the system, so we start every project with an AC inventory: units, sizes and how rooms are actually used.

Guesthouse vs Hotel Set-ups

Guesthouses and homestays (up to about 10 rooms). Usually a retrofit: wireless Zigbee sensors and controllers, no-neutral smart switches and locks that fit existing doors, so rooms can be done one at a time without closing the property. One hub covers the building, on a UPS so it rides through PLN cuts.

Hotels and larger properties. We plan the network first — cabled UniFi access points with guest isolation and a separate network for room devices — then roll out floor by floor. Wiring during a renovation or new build lets keypads and curtain motors go in before the walls close.

Meeting rooms and shared spaces. One-button scenes for a meeting or presentation: lights dim, curtains close, AC set to the booked time and off when the room empties. The same approach works for co-working rooms, restaurants and lobbies with opening-hours schedules.

Pricing per Room (IDR)

Room automation is built from our fixed per-item rates, installed and programmed. A guide per room:

How We Install

  1. Plan and AC inventory

You send the floor plan and room list; we list AC units, doors and switches and agree what each room type gets.

  2. Pilot room

We fit one room first so you and your staff can test entry codes, AC logic and scenes before the rollout.

  3. Rollout room by room

Rooms are done in batches around your bookings, so the property keeps selling rooms during the work.

  4. Staff handover

Front-desk and housekeeping get their own access levels and a short training on the app, codes and alerts.

Good to Know

Can you automate rooms while the guesthouse stays open?
Yes. Most room equipment is wireless and fits existing doors and switches, so we work in batches around your bookings, starting with one pilot room.
Does it work with our existing air conditioners?
Yes. Any split unit with an infrared remote can be controlled, which covers almost every AC in Bali. WiFi-native units are integrated directly.
What happens during a power or internet cut?
The hub runs on site and sits on a UPS, so locks, sensors and schedules keep working through internet drops and short PLN cuts. Remote access returns when the connection does.
How much does room automation cost per room?
From about IDR 6,500,000 per room for a smart lock with AC control, and from IDR 9,500,000 with lighting scenes, plus IDR 2,500,000 for the hub per property. Properties from 10 rooms get package discounts.
